Land Division & Infrastructure Delivery

The Herriot Consulting organisation has a long and successful business relationship with many prominent South Australian home builders and residential land developers, spanning more than  45 years.  Herriot Consulting has proudly delivered infrastructure more than 20,000 homes. 


 Our company prides itself on providing multi-disciplined specialised advice through the land development process from the early stages of planning a subdivision with the licenced surveyor, problem solving engineering infrastructure issues during the council planning application process to the detailed engineering design of physical infrastructure.        


The final product presents a fully serviced land development for the client to market or build in a residential, rural or commercial environment.       


Herriot Consulting specialise in the following civil engineering land division disciplines: 

  

  • Assessment of client's land division proposal including master-planning of service infrastructure.  
  • Advise the developer on both major and minor infrastructure delivery problems and liaise with the local government authority to reach a best outcome for all stakeholders.  
  • Detailed engineering design and documentation for small to significant township expansion projects including:   
    • Road design and grading (urban and rural)   
    • Road pavement design  
    • Stormwater management (quality and quantity)   
    • Design of wastewater (sewerage & CWMS) for both SA Water corporation and local government authority effluent collection schemes. 
    • Design and documentation for various sized potable water schemes (SA Water infrastructure and private developments)   
    • Liaise with relevant electrical designers for land division power requirements including common service trench, public lighting and service pillar points  
    • Liaise with all service authority and local government stakeholders to achieve engineering approvals.   
    • Tender process documentation, assessment and recommendation for the client.   
    • Comprehensive inspection and administration of the land division construction process through to issue of certificate of compliance and Council issuing the Section 51 clearance or Section 138 clearance as applicable  to the client.

Projects

Urban Boating Marina Projects

Port Vincent Marina  

Herriot Consulting were engaged by developer Paradise Developments as project engineers to coordinate engineering planning, design and construction for the 84 berth marina complex incorporating 70 residential  frontage allotments. This $20 million project was a category winner at the prestigious 2003 UDIA Awards .         

                

Mannum Waters Marina 

The developer Tallwood Pty. Ltd. engaged Herriot Consulting to oversee this significant 170 hectare development situated just outside the township of Mannum. This evolving project incorporates a pleasure craft and houseboat marina complex with a 600 allotment housing development and soon to be constructed commercial precinct. Mannum Waters was declared a major project by the State Government in 2005 . The marina accommodates 156 houseboat berths to reduce environmental impact and erosion caused by permanent moorings on the Murray River’s edge. Herriot Consulting has been involved in all engineering aspects of this ongoing project with many water sensitive urban design and infrastructure challenges due to its close proximity to the river eco-system.

Herriot Consulting has been involved in numerous and varied significant community title and independent living villages over the years for prominent Adelaide developers. Herriot Consulting consider this a significant growth area in the residential development and aged care market. A great number of these sites are  situated within urban infill areas and need to address a different set of engineering challenges including stormwater detention and services installation for the smaller higher density cluster housing alternative .

A smaller development can be no less challenging and  present interesting engineering problem solving whether it be a design for a fuel station convenience store, a commercial car park, a small country land division, wastewater for a local township development or a road reconstruction project for a local government council. Herriot Consulting has had a proud history working closely with its clients to develop services infrastructure for the small business community.

Larger Projects

Eden & Liberty, Two Wells

This project in its infancy will see significant residential expansion of the Two Wells Township with a master planned 3800 rural living and residential precinct providing commercial expansion of the business district. The first stages of this project will commence construction of infrastructure in the coming months.
